What the LTB decides
The Landlord and Tenant Board resolves disputes between residential landlords and tenants in Ontario under the Residential Tenancies Act, 2006. It handles applications about unpaid rent and eviction, maintenance and repairs, illegal entry, harassment, rent increases and the return of deposits. It does not deal with commercial leases — those are a court matter.
Forms and deadlines are the whole game
LTB work runs on specific numbered forms, and using the wrong one — or missing a deadline — is the most common reason a case falls apart. A landlord serves a notice first (an N-form) and only then files an application (an L-form); a tenant applies using a T-form. Each has its own timing rules and required attachments.
Always download the current version from Tribunals Ontario. Forms are updated, and an out-of-date version can be refused at filing. Bring what you have and we will check it against the current form before anything is submitted.
Sworn documents and evidence
Declarations and affidavits filed with the Board must be sworn or affirmed in front of a commissioner for taking affidavits — we do that here, and exhibits are marked and initialled at the same appointment. Ledgers, receipts, photographs, texts and emails should be organised and labelled before filing, not handed over as a pile.
Who may represent you at a hearing
In Ontario, representation at the Landlord and Tenant Board for a fee is limited to licensed lawyers and licensed paralegals, along with certain exempt categories such as an unpaid friend or family member. If you want representation rather than document help, ask any provider directly for their Law Society licence number — you are entitled to it, and you can verify it with the Law Society of Ontario.

What kinds of disputes does the Landlord and Tenant Board handle?
Residential tenancy disputes under the Residential Tenancies Act, 2006 — unpaid rent and eviction applications, maintenance and repair problems, illegal entry, harassment, rent increases and deposit disputes. Commercial tenancies are not handled by the LTB; those go to court.
Do my LTB documents have to be sworn?
Declarations and affidavits filed with the Board do, and they must be signed in front of a commissioner for taking affidavits or a notary public. Bring the document unsigned along with photo identification and any exhibits, and we will commission it while you wait.
I received an N4 notice — how long do I have?
The timing depends on the notice type and your tenancy, and the notice itself states the deadline on its face. Do not guess and do not wait: bring the notice to us or check it against the current information on tribunalsontario.ca, because the response window is short and missing it removes options you would otherwise have.

What should I bring?
